Air duct, dryer vent & chimney cleaning across South Florida
Humidity keeps South Florida HVAC systems running almost year-round, and everything they pull in ends up in your ductwork. We clear it out, and check the dryer vent and chimney while we are there.

What we do
Three services, one team
Each one addresses a different part of your home’s airflow and fire safety. Most customers book two at once.
Air duct cleaning
Full-system vacuuming from the air handler out to every register, followed by sanitizing.
- Supply and return lines
- EPA-registered sanitizer
- Vents removed and cleaned
Dryer vent cleaning
Lint is the leading cause of dryer fires. We clear the whole line, not just the opening.
- Appliance to exterior cap
- Airflow tested after
- Corroded caps flagged
Chimney sweep
Creosote removal plus a full safety inspection, not one without the other.
- Creosote and soot removal
- Damper and cap check
- Nesting and blockages
Not sure which one?
Start from what you have noticed
You do not have to diagnose it yourself. If two of these sound familiar, book them together in one visit.
Dust returns days after cleaning, weak airflow, or a musty smell when the system starts
Laundry needs two cycles, the dryer runs hot, or little air comes from the exterior vent
Smoke backs into the room, a smoky smell with no fire lit, or nesting sounds above the damper
Why homeowners call us back
No surprises, start to finish
We inspect, explain what we found in plain language, and put the number in writing. It does not move once work begins, and there is no second conversation at the door.
Sanitizing is included, not an upgrade
Some companies quote a base clean and charge extra for the treatment that deals with mould, bacteria and odour. Ours is in the price on every duct cleaning.
Twelve technicians on staff, no subcontractors
Everyone who shows up works for us. A subcontracted crew has no stake in whether you call again, and it shows in the corners they cut.
Condo and HOA access handled in advance
Certificates of insurance, vendor registration, freight elevator windows. We sort the paperwork before the appointment, not on the morning of.
We know these houses
Coastal salt air, gated-community access rules, condo freight elevators, 1950s ductwork. None of it is a surprise to us.
No add-ons
What is included in every job
Some companies quote a base price and charge separately for the parts that matter. Sanitizing becomes an upgrade. Vent covers become an extra. The number you were quoted is not the number you pay. Here is what is in our price, every time.
Sanitizing treatment
An EPA-registered treatment on every duct cleaning. Standard, not an upgrade you get offered at the door.
Every vent, individually
Each cover comes off, gets cleaned separately, and goes back on straight. Not just the accessible ones.
The air handler
The blower compartment and coil area, not only the ducts running away from them.
Before and after photos
On every visit, without asking. You should not have to take our word for work that happens inside a wall.
Air duct cleaning
When the dust comes back a day after you clean
Running the AC nearly every day of the year pulls dust, pet dander, and pollen into the air handler and ductwork. It collects fastest at bends, joints, and near the coil, and the more that builds, the harder the system works.
- Dust settling around vents within days of cleaning
- Weak or uneven airflow between rooms
- A musty smell when the system kicks on
- Allergy symptoms that are worse indoors than out
Dryer vent cleaning
If laundry needs two cycles, the vent is the reason
Lint packs into the duct behind the dryer over time. The machine runs longer to do the same work, the motor runs hotter, and the lint itself is flammable. This is the least glamorous service we offer and the one with the clearest safety case.
- Clothes still damp after a full cycle
- The dryer or the laundry room feels hot
- Little or no air coming from the exterior vent
- A rusted or stuck exterior cap, common near the water
Chimney sweep
A South Florida flue sits unused eleven months a year
It is easy to assume a chimney here needs less attention than one up north. It is the opposite. Long idle stretches give birds, moisture, and debris plenty of time to move in before the first cold snap, and whatever creosote is already there does not go anywhere.
- Smoke backing into the room
- A sharp or smoky smell with no fire lit
- Sounds of nesting above the damper
- No inspection since last season

Questions
Before you book
If yours is not here, mention it when you request a quote and we will answer it directly.
Air ducts every three to five years for most homes, sooner with pets, smokers, or recent renovation dust. Dryer vents once a year. Chimneys once a year before you use the fireplace.
A residential duct cleaning runs two to four hours depending on system size and vent count. Dryer vents and chimney sweeps are usually under an hour.
It depends on vent count, duct length, access, and how much buildup there is. That is why the quote is free and comes after we have actually looked. You will have the number before anyone starts work.
Regularly. Tell us your building or association access rules when you book, gate codes, freight elevator windows, vendor notice, and we will schedule around them.
Yes, and most people do. Combining a duct cleaning with a dryer vent or chimney visit means one appointment instead of two.
Not currently. We cover Broward and Palm Beach County.
